  • Any purchase and sale agreement (“PSA”) executed between you and Bluehouse
     

If there is a conflict, the executed PSA controls.
 
2.2 Amendments
 
We may update these Terms at any time. Continued use of the Website after updates constitutes acceptance. Changes will not affect previously executed written agreements.
 
2.3 Eligibility

You must be at least 18 years old and legally able to enter binding contracts to use the Website.

3. OFFER & PURCHASE PROCESS

 
3.1 Requesting Information or an Offer

By submitting information, you represent that:

  • You authorize Bluehouse to evaluate the property and contact you

Bluehouse is not obligated to make an offer on any property.

3.2 Offers

Any offer made:

  • Is non-binding until a PSA is fully executed

  • May expire or be withdrawn at Bluehouse’s discretion

  • May be revised based on inspections, title review, or additional information

Bluehouse does not guarantee that its offer reflects market value or that better terms could not be obtained elsewhere.

3.3 Inspections & Due Diligence

Bluehouse may conduct inspections and due diligence. If findings differ materially from representations, Bluehouse may revise terms or terminate negotiations without liability.

3.4 Closing

Closing timelines, costs, credits, and responsibilities will be governed solely by the executed PSA.

3.5 Assignment, Investor Partners & Resale

You acknowledge and agree that Bluehouse may, at its discretion, assign, novate, or otherwise transfer its rights and obligations under any purchase and sale agreement (“PSA”) to an affiliate, financing partner, or other real estate investor, or may close and immediately resell the property or its contractual interest.
Unless expressly stated otherwise in a fully executed PSA, nothing in your use of the Website or in any communication from Bluehouse obligates Bluehouse to close on the purchase of your property, and Bluehouse is not acting as your listing agent, selling agent, or broker in connection with any such assignment or resale activity.
 
3.6 Distressed or At-Risk Properties

If your property is in default, foreclosure, subject to a notice of trustee’s sale, tax sale, or other similar proceeding, or if you are otherwise experiencing financial hardship, additional rights and protections may apply to you under Washington law, including the Washington Distressed Property Conveyances Act (chapter 61.34 RCW). Bluehouse does not provide legal advice, foreclosure counseling, or credit repair services, and nothing on the Website should be understood as a guarantee that a foreclosure, trustee’s sale, or other enforcement action will be stopped, delayed, or cured.
Where required by law, Bluehouse will provide you with separate written disclosures and agreements that describe your statutory rights. You should review those documents carefully and consult with your own attorney before signing any agreement affecting your home or your legal rights.

Either party may seek injunctive relief in court for IP or confidentiality violations.

  • Entire Agreement – These Terms constitute the entire agreement

  • No Agency – No partnership or agency relationship is created

  • Assignment – Bluehouse may assign freely; users may not without consent

  • Severability – Invalid provisions do not affect the remainder

  • Waiver – No waiver unless in writing

  • Survival – Key provisions survive termination
